Fees to landlords

We aim to provide value for money and can offer competitive fees whether you are selling or letting your property. We offer FREE Market Appraisals and will arrange a visit to your property to assess the market value and then provide a personal quotation. As everybody’s circumstances are different our service is tailored to your needs depending on the service you require and our fees may vary accordingly. We aim to provide the best service possible and, therefore, the best value.


Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If your situation is not urgent, we log your details so that we can contact you as and when suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

To register your requirements, please contact us by phone, email or fill in the contact form and we will get back to you as soon as possible. If you require property urgently it’s better to telephone the office so we can get to work in helping you straight away.

 Please note that for your safety and peace of mind:

  • All of our managed properties are Gas Safety certificated, inspected for electrical safety and furniture fire safety; and
  • All Tenancy Deposits are held in accordance with the Deposit Protection Regulations. 


Viewings will be arranged at times to suit you, including evenings up to a reasonable time and Saturdays up until 3:30pm. You will be accompanied by a member of staff, who can give advice and answer any questions you may have.

Reserving the property

Once you have decided on a property, you will need to reserve it by paying a ‘holding deposit’ usually equivalent to one weeks’ rent. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded less our admin fee. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.


As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report. We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.


Rents are generally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlord’s bank account depending on whether we manage the property.


A security deposit of a minimum of six weeks rental will normally be required. Some of our landlords are happy with the equivalent of a calendar month. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that the deposit cannot be used by the tenant to cover rent.

  • Administration fees per person over 18 : £180.00

Additional fees which may be applicable to some tenants
  • Additional Clauses/Amendments To Contract: £60.00
Fees ‘After’ moving in
  • Amendments to the contract: £60.00
  • Permitted additional occupier £60.00
  • Failed Direct Debit/Standing Order: £30.00
  • Rent Arrears: £18.00 For the 1st and each subsequent 7 day arrears letter sent plus interest on overdue rent as per the contract signed.
  • Early Termination Fee: £240.00 Plus liability for rent until the day a new tenant commences tenancy plus any fees usually payable by the landlord (at the landlord’s discretion)
  • Tenancy Renewal: £66.00
  • Referencing Fee for change of tenant in house share: £120.00
  • Early release fee (if Landlord agrees): £300.00
